The Area

At this elevation you have all four mild seasons with the cool morning air dropping down from the mountains. A volcano erupted in the Chiricahua Mountains thousands of years ago and remaining volcanic deposits along with decomposition of the mountain rock forms the “Bench” – a mostly flat, rich swath of land about 4 to 5 miles wide transitioning down to the Sulphur Springs Valley below.

The climate is perfect, the soil is fertile and there is plenty of water above and below in one of the largest and deepest aquifers in AZ.  In fact the property lies directly between two seasonal creeks coming down off of the mountains, Rock Creek and Turkey Creek. From the property there are mountain views in all four directions. The Chiricahua Mountains directly to the east, the Dragoon Mountains and Cochise Stronghold to the west, the Swiss Elms to the southwest and the Dos Cabezas to the north. The Property

The property is currently accessed from Arizona Route 181 via E. Sunrise Dr. At this intersection, 181 and Sunrise Dr., is the new Sandor Vineyards winery. Proceed east about 1.5 miles down Sunrise Dr., currently a dirt road, and the property will be on your right, or south side where Sunrise Dr. ends.

In the near future, S. Quail Hollow Dr. will be abandoned and Sunrise Dr. will dead end at the property. From aerial photos you may also notice an existing diagonal road bisecting the property – this is already abandoned and you will be left with your own private enclave at the end of the road, nestled near the foothills of the Chiricahuas in a fertile delta.

As mentioned previously, there is also water and electric to the property. Electricity runs along Sunrise Dr., the northern boundary of the property. There is also a 1/4 domestic water well share at the northern boundary of the property. From aerial views you can see a road going north from Sunrise Dr. to a small building with a 10,000 gallon water storage tank. This is the location of the domestic well, with water piping already in place directly south to the property, with a meter on Sunrise Dr.

The 40 acres themselves are generally flat but slightly sloping from east to west from the mountains as you would expect. This provides excellent drainage. The land is often covered in tall grass, as you can see from the area picture at the top of this page. The four corners of the property are marked but as 40 acres is approximately the size of 40 football fields, it might be hard to see the full limits of the property from one vantage point. Forty acres is a lot of land.

 

Conclusion

In our opinion this area, and this property in particular, represents imeasureable value. Especially with the recent granting of the Willcox AVA designation and the still pending Chiricahua AVA application which includes this property. For the most part, the wine cogniscenti have already discovered this region including Dick Erath, whose Oregon Pinot Niors are world famous and who not too long ago bought 200 acres just north of here. He likened the area to Oregon 30 years ago.
