This part of Valencia County, which has grown an unbelievable 46% in the last 10 years, near Belen is at an elevation of around 5000 feet which makes for near perfect temperatures year round. The summer highs are in the 80’s & 90’s and the winter highs in the 50’s. On average there are more or less 350 sunny days per year making this area, “The Sunniest in the Country”.

The main population in this area is along the  I-25 corridor and the Rio Grande River. Rio Communities, including Rio Grands Estates, lie just to the east of Belen and this main corridor and just south of Albuquerque. Rio Grande Estates is a very large, and as of yet, an underdeveloped community. But, there are some new subdivisions in the area however, in general it is sparsley populated as you move east of Belen.

The good news though, is that in January, 2013, the population of Rio Communities voted to incorporate, creating the newest city in New Mexico – Rio Communities. It will have 6 neighborhoods of about 350 households each.  This is hugely positive for the area because now, rather than being a forgotten stepchild of the county, they are responsible for their own destiny. Property values will increase as the new city structure attracts new businesses which create jobs which boosts the homebuilding market.

planned hospital has also been approved and will be in the Rio Del Oro subdivision and it should be open in the near future. High school, Middle school, Elementary school, golf course, parks are already built in the Rio Communities. The train from Albuquerque to Belen is already up and running! All of these are positive for land values.

Proving demand are two , new residential communities in the area, Las Maravillas and Pasitos del Cielo. In our opinion, these properties now near the bottom of the market, offer significant opportunities as medium to long-term investments in the Albuquerque metro area offering all of its conveniences but located in a quiet, rural setting.

 

The Properties

The properties themselves are level to rolling with native grasses. There are stunning views in every  direction. Immediately to the east are the Manzano mountains which tower over 10,000 feet offering breathtaking views of the Rockies. Utilities are in the general area, but not to the properties yet. In the meantime you would need a generator or wind or solar. Cell phones work normally. Water would be by delivery or deep well. Sewer would be by septic when you build.

This area has been a promised “boom” area for decades now but has never really taken off. The area was abandoned by its original developers and never finished. The basics are there though and with the end of the economic downturn and now, incorporation as a city, growth will return. After all, it is only a short commute to Albuquerque via the new train and the cost of living here is very low. Now is the time to buy.
