The Location

In Cochise county, about an hour and a half  SE of Tucson, at an elevation of 4200 to 4500 feet with mild year round weather, is the beautiful un-incorporated village of Sunsites, Arizona. Sunsites is also adjacent to the town of Pearce immediately to the south and they are often referred to together as Pearce/Sunsites, AZ

The county though consists of two main “valleys”, the San Pedro Valley and the Sulphur Springs Valley. The Sulphur Springs Valley is just now coming into it’s own with the largest towns being Willcox at the north end of the valley and Douglas which is located near the Mexican border. Pearce-Sunsites is the next largest community with a growing influx of people and small businesses moving into the area.

This is wide open Arizona high desert surrounded by beautiful mountain ranges. This is the wide open west as it used to be. The valley is considered to be beneficial for your health due to its pure air, low humidity, elevation and moderate year-round climate. Local activities are ranching and farming although most of the land west of Sunsites proper to the Dragoon mountains is zoned residential. The nearby cities of Willcox and Benson are each only a half-hour drive away and both offer fully equipped hospitals.

The lot itself is on the SW corner of Ironwood Rd. and Burnese Ln. (Main Rd.). Ironwood Rd. is the major paved road that connects the village of Sunsites with the Cochise Stronghold, once the refuge of the great Apache Chief, Cochise, in the Dragoon Mountains. And not only is the property on this major thoroughfare to old west history, but also very close to the village of Sunsites with quick access to Hwy 191.

Water is either by well or by holding tank. Waste is by septic when you build. There is no natural gas to the area but bottled gas is affordably available from the nearby town of Sierra Vista.

It is also on the only paved road in the area and very close to the town of Sunsites – just a golf cart ride away.
