The Area

What we have for you here today is 40 acres of beautiful, flat, verdant soil with water, electric and phone on the Chiricahua Bench which is at the foothills of the Chiricahua Mountains around 4840′ in elevation. The soil is a thermic sandy loam soil which is well drained and ideal for growing just about anything, including grapevines. At this elevation you have all four mild seasons with the cool morning air dropping down from the mountains. A volcano erupted in the Chiricahua Mountains thousands of years ago and remaining volcanic deposits along with decomposition of the mountain rock forms the “Bench” – a mostly flat, rich swath of land about 4 to 5 miles wide transitioning down to the Sulphur Springs Valley below.

The Chiricahua Bench, just SE of Willcox the largest wine producing area in the state, is a growing vineyard destination. The climate is perfect, the soil is fertile and there is plenty of water above and below in one of the largest and deepest aquifers in AZ.  In fact the property lies directly between two seasonal creeks coming down off of the mountains, Rock Creek and Turkey Creek. From the property there are mountain views in all four directions. The Property



The property is currently accessed from Arizona Route 181 via E. Sunrise Dr. At this intersection, 181 and Sunrise Dr., is the picturesque new Sandor Vineyards winery. Proceed east about 1/2 mile down Sunrise Dr., currently a well traveled dirt road, and the property will be on your right or south side where Sunrise Dr. ends – closer to the mountains than anyone.

In the near future, S. Quail Hollow Dr. will be abandoned and Sunrise Dr. will dead end at the property. From aerial photos you may also notice an existing diagonal road bisecting the property – this has already been abandoned so you will be left with your own private enclave.

As mentioned previously, there is also water and electric to the property. Electricity runs along Sunrise Dr. and there is also a 1/4 domestic water well share at the northern boundary of the property. From aerial views you can see a road going north from Sunrise Dr. to a small building with a 10,000 gallon water storage tank. This is the location of the domestic well, with water piping already in place directly south to the property with a meter on Sunrise Dr.

The 40 acres themselves are generally flat and the land is often covered in tall grass. The four corners of the property are marked but as 40 acres is approximately the size of 40 football fields, it might be hard to see the full limits of the property from one vantage point. Forty acres is a lot of land.

Especially with the recent granting of the Willcox AVA designation and the pending Chiricahua AVA application which includes this property.
