Think back to when people could afford land for sale located just 45 miles away from such major cities as Los Angeles, Denver or Phoenix. That is exactly the opportunity Tierra Grande offers today.
Since 2000 until recently, the US population has grown approximately 14% but Albuquerque, NM has grown around 25%. People and businesses go to where property is most affordable and today that is New Mexico. People are coming from California, the Pacific northwest and the cold mid-western states for the climate and the easy living.
Look no further for proof than Facebook. Their new $50 million Phase I Data Center in Los Lunas, NM, closer to our properties, broke ground in Oct. 2016 with 5 additional phases planned to follow. Recently we also met a bank president and his wife who had relocated from California. With the national recovery firmly underway, the time for investing in land for sale in New Mexico is now.

Tierra Grande, NM
Tierra Grande is a fully platted and engineered community less than an hour outside of Albuquerque, New Mexico. It is managed by the Tierra Grande Improvement Association, Inc., a land owners association that was created by the Horizon Corp. in 1973 to oversee the covenants and restrictions. No mobile, manufactured or modular homes are allowed. For full details click below.
Tierra Grande Improvement Assoc., Inc.
Location:
Tierra Grande today is without a doubt a rural environment but with minimum 5 acre parcels there is plenty of elbow room between neighbors. It is also located less than an hours drive from Albuquerque and there is also a Rail Runner train stop in Belen that takes you there in about the same time or don’t stop and go all the way to Santa Fe.
Rail Runner
At over 5000 feet in elevation, Tierra Grande offers panoramic views of the beautiful southwestern scenery and has an average of 310 days of sunshine a year! The area also offers a mild 4 seasons of the year and wide open expanses that take your breath away which is why hundreds of thousands of acres of this land are protected by the neighboring Cibola National Forest and Sevilleta National Wildlife Refuge.
Amenities:
Nearby conveniences include a Wal-Mart (and a Wal-Mart distribution Center), Senior Center, shopping centers, churches, health care, library, gas stations, grocery stores, the UNM Valencia Campus, and the Resort and Casino in Isleta.
So much is happening here but let’s cover some highlights:
- Announced Jan. 2017 Keter Plastics opening new facility south of Rio Communities – 175 jobs.
- Ground broken Dec. 28, 2016 in Los Lunas for central NM Rail Park – 4 to 5,000 new jobs.
- Dec. 2016 ground broken for new $3.2 million 911 Emergency Dispatch Center in Los Lunas.
- New $50 million Phase I Facebook Data Center in Los Lunas broke ground in Oct. 2016.
- Decade long hospital deadlock broken with a new $10 million facility in Los Lunas and a $15 million acute care facility in Belen.
- New $23 million Niagara water bottling plant in Los Lunas.
- New $65 million UNM main campus Physics & Astronomy building in Albuquerque.
- And how about Tom Ford’s 20,662 acre Cerro Pelon Ranch, NE of Albuquerque and S of Santa Fe, listed for sale for $75 million.
Recreation:
Tierra Grande property owners, one of which could easily be you, also own over 14,000 acres of pristine Open Space (mountain property) including the Abo Arroyo/Canyon and Black Butte. These lands are being conserved for your use with much of the acreage bordering the majestic Manzano Mountains. The Manzanos provide beautiful trails and canyons for exploring, horseback riding, hiking and backpacking (no hunting or trapping though).
Investment:
Properties, just like the ones for sale here, on the other side of Hwy 47 with electricity in Unit 13, are selling for $1,000 to $1,500 an acre and more. And as you can see from the maps below, the Tierra Grande Improvement Association, Inc. has been actively extending electricity to all areas of the community as they develop.
Also, don’t discount the Facebook ‘effect.’ Large data centers tend to create a ‘follow the leader’ effect,” Greater Kudu wrote in its industrial revenue bond application. “Once one large data center project locates in an area, others follow shortly thereafter (and so do their vendors).”
Unit 3
Unit 3 is strung out along Rio Communities Blvd., Hwy 47 in the community of Tierra Grande, SE of Belen and New Mexico’s newest city, Rio Communities. It is SW of the highway as shown in the photo. For driving directions see map above.
We have a total of 15 individual properties available in Unit 3, as shown above and in pink on the plat maps below, ranging from 5 acres to 5.70 acres. Two are side-by-side (Lots 2 & 3, Blk 15) creating a possible 10 acre parcel and some are within a very short distance of electricity.
Please let us know which lot(s) you have specific interest in and we can send you better pictures of them.
There are already a few homes in this unit, as noted by the H’s on the plat maps below, one of many units that comprise Tierra Grande all the way to the Manzano mountains. Electricity has also been extended into Unit 3, as shown by the green on the plat maps below, all the way down Las Borregas Rd. (pictured below) and up to the first intersection off Hwy 47 on W Manzanita Dr., W Trampas Dr. and W Mora Dr.
Looking SE, Mallette Dr. on left and Las Borregas Rd. entrance to Unit 3 on right.
