Years ago the massive Colorado Fuel & Iron plant closed, changing Pueblo forever. Once a gritty steel town, Pueblo has been in transition ever since. The real attraction now is the quiet, small-town life, a pleasant climate and let’s not forget, Pueblo lake.
Overall we can’t describe the Pueblo West area, NW of Pueblo any better than Hal, a 7 year resident did below in June of this year from Sperling’s bestplaces.net . . .
“The cost of living is very reasonable, it’s generally peaceful and quiet, the views of the distant mountains are awesome, traffic congestion is almost non-existent, and the crime rate is quite low. The schools are highly rated, the air and water are clean, local shopping is adequate and much more shopping is available in nearby Pueblo, 90% of the lots are large (at least 1 acre), which provides “elbow room” and reasonable privacy.
There is also a large state park and reservoir abutting the south border of Pueblo West, which provides water, hiking, and bicycling opportunities. The climate is relatively mild, with 4 distinct seasons, which allows for outdoor activities almost every day of the year . . . The local sales tax is only 3.9%, compared to 7.4% for Pueblo and over 8% in Colorado Springs.”
. . . over all a good place to live says Hal, a 7 year resident
This Area Of Colorado
Colorado Springs is only 25 miles to the north up I-25. Lake Pueblo, the largest body of water in southern Colorado, is located 7 miles west of the city of Pueblo and Canon City is about 20 miles away. Seems pretty conveniently located doesn’t it?
Summer days reach 90 degrees about half the time, but low humidity means reasonable comfort. Mountain breezes keep summer nights cool. Winter is comparatively mild due to abundant sunshine and mountain protection. Cold spells are usually broken by warm, dry, chinook winds coming down from the mountains. Doesn’t it sound nice?
The Lot
As you can see from the pictures, this is a 1.36 acre corner lot. Nice and big with city water and electricity right to the property. See the power pole just off the NE corner of the property? If you build you will also need to install a city mandated septic system which all homes have in the area. How does it sound so far?
The property is flat with sparse bunchgrass and occasional cacti, typical of this area. The lot is also on Laramie Ave. which is a main east-west maintained dirt road leading out of the community. Very convenient isn’t it?

There is no homeowners association (HOA) but Pueblo West is governed by the Pueblo West Metro District, which has much of the same powers of a Colorado municipality and a five seat elected Board of Directors that provide representation for residents in the same way a city council provides representation for a city. This property is subject to their restrictions which you can access here . . .
Declaration of Reservations
In our most recent conversation with the Pueblo West Metro District, they indicated that Pueblo West was experiencing quite the growth spurt. When asked how the area was doing they replied, “remarkably well.”
In our opinion, this area is a solid investment right now or we wouldn’t have bought this property. Look for yourself but most properties at least this size with utilities are priced over $10,000.
