The 47,000 acre Rio Del Oro subdivision is just south of Albuquerque and next to Belen and Los Lunas. Because of this great location it is where all the residential growth is and is planned to be. Other nearby conveniences include a Wal-Mart (and a Wal-Mart distribution Center), Senior Center, shopping centers, churches, hospital, library, gas stations, grocery stores the Tierra Del Sol Country Club and Golf Course, the UNM Valencia Campus, and the Resort and Casino in Isleta about 25 miles away.

Rio Del Oro
Rio Del Oro is a very large under-developed community. The main population of the area is along the I-25 corridor and the Rio Grande River. The Rio Communities lie to the east of this main corridor. There are scattered subdivisions throughout the area as mentioned above and there are other areas of no development. The already developed areas have many nice homes and, in general, the area is rapidly growing in value and popularity.
The open countryside to the east, with its native grasses, wild flowers and the nearby Manzano Mountains towering over 10,000 feet, provide a picturesque backdrop to the properties. The Rio Del Oro Loop Rd., adjacent to the properties, also contains an 18″ water line linking the 1 million gallon reservoir in Unit 42, just across the Loop Rd., to wells #6 and #7.

The properties we have for sale in Rio Del Oro are 3, side-by-side 1/4 acre lots totaling 0.75 acres. From the pictures you will see they are on a planned cul-de-sac and just off of the Loop Rd. in Unit #3.
This area contains many similar lots, especially to the east and south in Rio Grande Estates, but few so close to the areas of growth. Electricity also runs along the Loop Rd. a little past the high school where there are a few existing houses. As development continues it will eventually reach these lots and along with the existing availablity of water in the Loop Rd. will make these very desirable building lots.
And these lots are build-able lots but you would currently need solar and septic, which 0.75 acres would allow you to do. An alternative outcome is a developer who may want to consolidate lots in this area for a new subdivision. If that happens you could either sell or be surrounded by nice, new homes.
The local HOA called the Valley Improvement Association (VIA) can keep you informed as to which way things are going but it seems fairly obvious that development will continue along the Loop Rd. as higher prices in Albuquerque and even neighboring states push people towards more affordable options.
